Choosing To Support Ethical Property Development – Why?

A fundamental part of my role at High Impact Property Investments is to raise capital for property development. But, not just any old property development – as the company name suggests – it’s High Impact. 

What do we mean by this?

We are deliberately only supporting developers who are going above and beyond current, standard environmental and social credentials. 

For example, currently we are raising capital for a developer who has a 72-bed accommodation project in southeast Queensland.

Why?

  • it provides affordable accommodation with its primary targets being women over 55 and young professionals.
  • the architect they are collaborating with has committed to be Net Zero by 2030 and has designed the property to be genuinely sustainable
  • Excellent target return on investment

Women over 55 are the fastest growing demographic that are facing homelessness with a recent report showing that 400,000 women over 45 are at risk of homelessness. 

This 72-bed project has a clear intention to address this issue both in volume and price.

The sustainability piece includes positioning the building to make the most of the cooling breezes for summer and the sun for winter to heat the building without the need for air-conditioning. Community gardens, shared car facilities, bike storage, sizeable stormwater pit, rainwater harvesting and specialist paving system, which also captures water.

All of this with an excellent target return means that a triple bottom line approach to property investing is not only achievable but it is paving the way for socially conscious investors to make a real difference in their communities.
